Buying or renting a home can be overwhelming and confusing
when key information is missing on a property in the early stage of a
search. The introduction of the Consumer Protection from Unfair Trading
Regulations (CPRs) and subsequent guidance by the National Trading Standards
Estate and Letting Agency Team (NTSELAT)
have placed significant obligations on estate agents to ensure transparency in
property transactions.
By including the Material Information on a property, you can
ensure all potential buyers are provided with all the necessary details to make
informed decisions. This not only builds trust but also ensures compliance with
legal standards, ultimately leading to smoother transactions and satisfied
clients.

Information in Rezi
Adding this key ‘material information’ is even easier
for our estate agents as Rezi now includes all the fields necessary. This
will enable all your properties (whether sales or lettings) to have accurate
and complete information. This not only benefits your agents by having all the information
accessible in one place, but also allows prospective applicants to make
informed decisions.
Once the information has been completed within the Fields in
Rezi it will then feed to your property portals and your generated
Brochures, once configured.

Find the New Fields in Rezi
To access the new fields, go to:
Property
– Write Up – Descriptions
As part of a property description, you will now find 15 fields that correspond to each of the required information to the
right of the description page and also under the Main Description of the property.
Further custom fields are also available under the Main Description of a property.
What information
must be included for each Part?
Part A -
Information which is essential for all properties - This
information ensures that no buyer is misled about the basic conditions under which
they are purchasing a property.·
Property asking price or
rent
·
Local Authority and Council Tax band
·
Tenure information (for sales) – freehold or
leasehold, length of lease, ground rent, shared ownership.
·
Details of deposit payable (lettings)
Part B - Information that must be established for all properties - Focuses on specifics that could affect the buyer’s day-to-day living in the property
or future liabilities.
·
Style and Age - property type and style.
·
Construction Type – materials used, such as
brick, timber, steel frame, or prefabricated.
·
Main Rooms - number and types of rooms.
·
Amenities – utilities including broadband and
mobile coverage, parking, gardens, acreage, garages.
Part C -
These details must be included if they affect the property or the surrounding area.
·
Flood and coastal erosion risk – source of
flooding/erosion, defences.
·
Rights and restrictions – rights of way, listed,
required access.
·
Building safety - fire safety measures,
structural integrity, and compliance with local building regulation.
·
Existing planning permission or potential for future
development - approved plans, zoning regulations, and development opportunities
to inform potential buyers about the property's expansion possibilities.
·
Coalfield or Mining – if located in a coal
mining area. Provide relevant details about any associated risks or
considerations.

On each property, you will see a Tab which provides an overview of what information must be included. It will also identify which information you have and what is missing.
If you have information that is missing, simply click on the pencil in each Part where you will have quick access to add the information and save.
